Beam Park, one of London’s most ambitious regeneration projects, is transforming the former Dagenham Ford site into a thriving residential community. A joint venture between Countryside Partnerships and L&Q, the scheme will deliver 3,000 homes over 31 hectares, alongside commercial spaces, schools, and transport connections. As part of Phase 2, Rotec Security Solutions Ltd was brought in to elevate the security and safety standards of steel doors across the development.
The Challenge: Safety & Security Risks Identified
During Phase 1, an audit by Countryside Partnerships highlighted a critical safety concern: metal doors posed potential risks to residents and visitors. Heavy doors opening onto hidden individuals, combined with the force of strong winds, created an injury hazard. Additionally, communal entrance doors were flagged as vulnerable to stealth attacks, potentially compromising resident security.
Following an on-site inspection, Rotec identified that ancillary security doors for bin sheds and bike stores required a bespoke engineering solution. It was clear that the project needed a security-focused design upgrade to ensure long-term safety for homeowners.
The Solution: Upgraded Steel Door Security
Rotec collaborated closely with Countryside and architects Patel Taylor to refine the steel door specifications for Phase 2. The solution included:
Enhanced Ancillary Doors: New steel doors with integrated louvred and vision panels, improving visibility and reducing accident risks in bin and bike storage areas.
LPS 2081 Glazed Communal Entrance Doors: Offering superior security compared to standard aluminium-framed glazed systems, these doors feature magnetic locks and intelligent pass recognition, deterring unauthorized access.
Compliance with Stringent Security Standards: By incorporating the LPS 2081 standard—trusted for its higher security rating over PAS24—the development significantly strengthened its defense against stealth attacks.
A Step Forward for Residential Security
The updated specification not only met but exceeded building regulations, securing approval from Patel Taylor. As a result, Countryside awarded Rotec the Phase 2 contract, reinforcing its commitment to high-performance security solutions.

Phase 2 of Beam Park will deliver 514 homes, including family and affordable housing, alongside a 3.5-hectare public park. Spanning two boroughs—Barking and Dagenham to the west and Havering to the east—Beam Park is set to redefine urban living, with enhanced security playing a key role in its long-term success.
