When insulation is installed on a warm flat roof, it is covered with a waterproofing membrane. This membrane is exposed to sunlight, rain, storms, and snow, so its average lifespan is 15 to 30 years before it deteriorates and requires replacement.
As the waterproofing membrane nears the end of its life, it develops defects and punctures, leading to leaks. The water that seeps through is then absorbed by most insulation materials underneath. Consequently, the insulation material ages rapidly, loses its effectiveness, and becomes deformed.
